Standardized Operating Procedures for Purchasers of Real Estate Pursuant to Real Property Law §442-H

Lloyd Real Estate Services LLC is making these Standardized Operating Procedures available to the public. 

Standardized Operating Procedures for Prospective Homebuyers in Order to receive Services from Lloyd Real Estate Services LLC:

  • Prospective Buyer Identification– There is no general requirement to provide photo identification in order to work with Lloyd Real Estate Services LLC. However, Prospective Buyers may be required to show proof of identification to: 
  1. Enter certain offices if required by building security
  2. Attend an open house or showing at the direction of the property owner, tenant or listing agent
  3. In any other circumstance as directed by a third party, including but not limited to, a seller, listing agent. 
  • Buyer Representation Agreement– Lloyd Real Estate Services, LLC does not require Prospective Buyers to sign an exclusive buyer representation agreement to work with Lloyd Real Estate Services LLC. However under upon mutual agreement a Buyer and Lloyd Real Estate Services LLC may agree to utilize an exclusive buyer representation agreement. 

Prospective Buyer Evidence of Pre-Approval- Lloyd Real Estate Services LLC does not require Prospective Buyer (s) to provide confirmation of a loan or mortgage pre-approval to work with Lloyd Real Estate Services LLC; however, a third party, this includes a listing agent, seller’s agent or management company may require pre-approval, including a pre-approval prior to attending a showing or open house or receiving an offer from the Prospective Buyer.
